We are in Van Alstyne constantly, both in the older tree lined neighborhoods near downtown and out in the newer developments along the Highway 5 corridor.
Van Alstyne sits right where the Blackland Prairie starts breaking into rolling country, so soil and drainage can change noticeably from one property to the next. Older lots near the historic core have big established shade trees that need careful structural pruning rather than heavy cutting. Newer builds tend to have young trees that were planted too deep or staked too long, both of which cause problems that are easy to correct early and expensive to fix later.
Blackland Prairie clay runs through most of this region, and it behaves in a way that catches people out. It holds water tight through a wet spell and then cracks hard in a drought, and that swelling and shrinking works on a root plate year after year. It is a big part of why a tree here can look completely healthy from the street while its anchorage is already compromised. We inspect the whole tree, root flare included, before we recommend anything.
